t <br /> k <br /> Y _ <br /> j <br /> CONDITIONS OF APPROVAL <br /> C <br /> LA-96-34 <br /> Spenker Ranch, et al <br /> Lot Line Adjustment Application No. LA-96-34 was approved by the San Joaquin County Community <br /> Development Departmernt on August 20, 1996, which is the effective date of approval. <br /> 1 <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> This approval will expire on February 19, 1998, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. I <br /> !I <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. A 'Notice of Lot Line Adjustment• shall be recorded prior to conveyance of property <br /> through deeds by the owner. Legal descriptions of the lands to be exchanged shall be <br /> submitted to the Surveyor's Office for review and forwarding to the Community <br /> Development Department. The descriptions shall be stamped and signed by a <br /> Registered Civil Engineer or a Licensed Land Surveyor. <br /> 1 <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Recorded Deed is allowed, but if points or fines are set, a Record of Survey is required. <br /> A new legal description shall be submitted to the Surveyor's Office for review. <br /> (Development Title Section 9-872.4) <br /> 1 <br /> b. The new legal description must reflect correct distances with qualifiers to avoid operlaps <br /> or gaps. <br /> c. This deveIlopment is subject to reapportionment under the San Joaquin Area Flood <br /> Control Agency Assessment District No. 96-1 (Flood Protection Restoration Project). An <br /> applicatiori requesting the reapportionment of the unpaid portion of the assessment, <br /> along withl payment of the reapportionment fee, shall be provided prior to recording the <br /> Notice of Lot Line Adjustment. <br /> I <br /> i <br /> t <br />
