r <br /> 1 C', <br /> A <br /> CONDITIONS OF APPROVAL <br /> SA-96-19 <br /> Bordenave, et al <br /> Site Approval Application No, SA-96-19 was approved by the San Joaquin County Community <br /> Development Department on May 17, 1996. The effective date of approval Is May 27, 1996 This <br /> approval will expire on November 26, 1997, which Is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain In force,and (3)all necessary permits from other agencies have been <br /> secured and remain In force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfllied <br /> prior to the establishment of the use and the Issuance of any building permits. Those Conditions <br /> followed by a Section Number have been Identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. , ,E <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. BUILDING PERMIT: Submit an 'APPLICATION-COMMERCIAL BUILDING PERMIT.' The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access'aetails <br /> 3` (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> services,and grading(refer to the'SITE PLAN CHECK LIST'for details). A fee is required <br /> for the Site Plan review. (Development Title Section 9-884) <br /> k ;I <br /> b. APPROVED USE: This approval is for a 124-foot-high cellular monopole and a 200- <br /> square-foot communications equipment building (use type: utility services, cellular <br /> facilities) as shown on the Plan submitted March 26, 1996. <br /> C. STORM DRAINAGE: Any additional stoma water drainage created by new improvements <br /> shall be retained on the site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. <br /> r <br /> 2.
