The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a <br /> sixty-seven (67)foot wide right-of-way from the centerline of El Dorado Street to the property line <br /> across the parcel's frontage. (A$225.00 fee currently is required for processing per Development <br /> Title Table 9-240.2 in addition to a copy of the Grant Deed and a Iegal description of the parcel to <br /> be offered for dedication.) <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for El Dorado Street shall be constructed in conformance with the <br /> standards for one-half of a 134-foot City of Stockton right-of-way arterial street. The construction <br /> of the frontage improvements will be deferred upon execution by the owner of a Deferred Frontage <br /> and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated construction costs prior to approval of the <br /> Improvement Plan. A $260.00 fee currently is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public Works and submitted to the <br /> Department of Public Works for approval. As an option,the Department of Public Works will <br /> prepare the drawing and estimate for an additional fee of$115.00. <br /> 5. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $I,115.00 per 1,000 gross <br /> square foot of building as service commercial, or$160.04 per daily trip-end generated in the <br /> Stockton area. The fee shall be automatically adjusted July I of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record.) <br /> (Resolutions R-90-304,R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 6. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. The fee currently is$364.00 <br /> per 1,000 gross square foot of building as service commercial. The fee shall be automatically <br /> increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 7. A copy of the Improvement Plan shall be submitted prior to release of building permit. <br /> 8. Hydrologic and hydraulic analyses shall demonstrate that all property, both downstream and <br /> upstream of the discharge, will not be subject to a higher flood level as a result of the proposed <br /> drainage.
