(DISTRICT 1) . <br /> APPLICANT: Aurangzer Khan APN: 193-160-02 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. In addition, the existing San Joaquin <br /> County and City of Stockton Flood Insurance Studies, which delineate <br /> flood risks, floodplains, and floodway areas, are currently being <br /> reevaluated. The reevaluation is being conducted by the Federal <br /> Emergency Management Agency, Region IX, Building 105, Presidio of <br /> San Francisco, California 94219, telephone (415) 923-7186 . The <br /> reevaluation may delineate additional flood risks . The official flood <br /> maps are available for review at the Department of Public Works, <br /> 1810 East Hazelton Avenue, Stockton. These flood maps will be updated <br /> when the reevaluation process is completed. <br /> El Dorado Street has an existing right-of-way width of 100-130 feet and <br /> a planned right-of-way width of the same . <br /> RECOMMENDATIONS : <br /> 1 . Encroachment permit shall be required for work within road <br /> right-of-way. <br /> (Development Title Section 9-1145 .4) <br /> 2 , The driveway approach shall be improved in accordance with the <br /> requirements of San Joaquin County Standards R-17 prior to <br /> issuance of the occupancy permit . <br /> (Development Title Section 9-1145 . 5) <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development . The fee is due and payable at the time of building <br /> permit application. (The fee currently is $3,354 .00 per additional <br /> 1, 000 gross square foot of building as Retail Service in the <br /> Stockton area.
