T <br /> of the employee and customer parking spaces shall be consistent with the <br /> requirements of Chapter 9-1015 of the Development Title. Parking calculations, <br /> including the number of new employees,and details shall be included on the Site <br /> Plan (Development Title Sections 9-1015.2{a}f21 and 9-1015.3{b}). The new <br /> parking spaces shall not replace any of the site's existing parking spaces. <br /> Existing and proposed parking spaces shall be shown on the Site Plan. <br /> e. LANDSCAPING: The three existing landscaping beds on the frontage of the property <br /> shall be landscaped prior to issuance of the Certificate of Occupancy for the approved <br /> use. Landscaping shall be installed in conformance with the requirements of the <br /> Development Title's general landscaping standards, as contained in Section 9-1020.3. <br /> f. STORAGE: There shall be no outside storage associated with the approved use. Debris, <br /> construction material, and the trailer on the property shall be removed prior to issuance <br /> of the Certificate of Occupancy. <br /> g. TRASH ENCLOSURE. Any outdoor trash bins shall be kept in an enclosure with solid <br /> masonry walls on three sides and gated on the fourth side or not be visible from EI <br /> Dorado Street. Details shall be included on the Site Plan. <br /> h. LIGHTING. Any security or parking lot lighting shall be installed according to the <br /> requirements of Section 9-1015.5{g} of the Development Title. All lighting shall be <br /> designed to confine direct rays to the premises. No spillover beyond the property lines <br /> shall be permitted, except onto public thoroughfares, provided, however, that such light <br /> shall not cause a hazard to motorists. Lighting details shall be included on the Site Plan. <br /> i. SIGNS. No additional advertising signs shall be permitted as a part of this approval. <br /> j. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) Exterior wails less than 20 feet from a property line shall be constructed of one- <br /> hour fire resistive material. Openings are not permitted less than 5 feet to the <br /> property line or project less than 10 feet. <br /> (2) Provide restrooms conforming with all disabled access requirements. (CCR,Title <br /> 24) <br /> k. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The spaces shall be located as close <br /> as possible to the primary entrance. (CCR, Title 24) <br /> (2) Provide identification signs for the parking spaces, including the'tow away"sign, <br /> at each entrance or visible from each space. (CCR, Title 24) <br /> (3) The slope of a parking space shall not exceed 114 inch per foot. (CCR, Title 24) <br /> Conditions of Approval - 2 - SA-95-35 <br />
