CONDITIONS OF APPROVAL <br /> MS-98-11 <br /> HY-5 PTP, et al <br /> Minor Subdivision Application No. MS-98-11 was approved by the San Joaquin County <br /> Community Development Department on May 8, 1998. The effective date of approval is May 18, <br /> 1998. This tentative map approval will expire on May 17, 2001, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) <br /> a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Kai Luoma, 468-9567) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of fifty (50) feet, measured at the front <br /> yarn setback line. (Development Title Section 9-410.4) <br /> b. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot-wide private easement for access to Parcel 1, along the <br /> designated remainder, shall be shown on the Parcel Map. (Development Title <br /> Section 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map and also shall be recorded as a <br /> separate instrument: <br /> A. At the time of further development of Parcel 1, the entire length of the <br /> private right-of-way for Parcel 1 shall be constructed and maintained to the <br /> standards required by Section 10.207 of the Uniform Fire Code and <br /> applicable San Joaquin County Improvement Standards. (Development <br /> Title Section 9-1150.15[c]) <br /> c. DEVELOPMENT REQUIREMENTS: The following development requirements apply and <br /> shall be shown on the Parcel Map: <br /> (1) The following note shall appear on the Parcel Map and also shall be recorded as a <br /> separate instrument (Development Title Section 9-1105.11[b]): <br /> A. Prior to any grant of approval for a development project or issuance <br /> of a building permit on the "Designated Remainder," the <br /> requirements of Chapter 9-1105 (Wastewater Disposal) of the San <br /> Joaquin County Development Title shall be met. <br /> (2) The following note shall appear on the Parcel Map and also shall be recorded as a <br /> separate instrument (Development Title Section 9-1120.11[b]): <br /> Conditions of Approval - 1 - MS-98-11 <br />
