I. INTRODUCTION <br /> This Report issues my findings regarding the Nitrate Loading and Soil Suitability Studies <br /> completed for the proposed ZipCubes Storage Facility to be located at the address referenced on <br /> the Title Page. These Studies were completed to examine the underlying soil structure and <br /> characteristics to determine the suitability of a septic system, and design it accordingly. The <br /> Studies also provide the San Joaquin County Environmental Health Department (EHD) with their <br /> required information. This report complies with San Joaquin County Development Title, Section <br /> 9-1105.2(d). The project manager, Mr. Bjorn Ervell, has provided the preliminary information to <br /> complete these Studies. <br /> Although a septic system exists for the existing building, a new system must be installed for this <br /> proposed improvement project. The current wastewater disposal system consists of one unisex <br /> restroom with a toilet and sink, with wastes flowing to a small (approx. 750 gallons)plastic septic <br /> tank. Effluent from the tank then flows to an unknown and indeterminable leachfield. <br /> Consequently, a new system must be engineered for the proper disposal of effluent, along with all <br /> remaining requirements such as the 100% replacement area. <br /> Within the text of this Report, Bolded Section (§)numbers are referenced at the beginning of an <br /> applicable Paragraph(s), or Appendices that correspond with the EHD Requirements Checklist. <br /> Section Numbers referenced as SSS§, are sections applicable for the Soil Suitability Study <br /> Requirements Checklist. Section Numbers referenced as NLS§, are sections applicable for the <br /> Nitrate Loading Study Requirements Checklist. Other portions of text may also apply to other <br /> sections of the Checklists, but may not necessarily be referenced. <br /> NLS§ 2.3 SSS§ 31. The subject property is located on the north side of I I' Street, east of the <br /> City of Tracy. There are no City of Tracy municipal water, sewer and/or stormwater management / <br /> services. Consequently, the property must have its own well, septic system and on-site stormwater <br /> retention system, which is located in the back of the property. It will be a number of years before <br /> water, wastewater and stormwater services become available. <br /> SSS§ IA, 1. The Aerial photo in Appendix A illustFates the layout of the property. The SIC <br /> District Viewer Map indicates the subject Parcel is 5.01 acres. Present land use of the property is r <br /> largely vacant. Current and future zoning is C-G; General Commercial. <br /> The testing protocol has found the indigenous soils under the proposed filter bed disposal area <br /> location to contain a predominate lean clay loam soil material possessing a rapid permeability, <br /> which is commonly observed in the clay soil types of the Tracy area. <br /> Page-1- <br />
