Conditions of Approval <br /> MS-92-95 <br /> Page 2 <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250. 00 <br /> fee currently is required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant <br /> Deed, legal description of Parcel 1 and an estimate. The <br /> estimate and legal description shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional <br /> fee of $100. 00) <br /> e. All easements of record shall shown on Parcel Map. <br /> f. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> 3 . PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code must be performed <br /> prior to approval of the Parcel Map indicating that the <br /> area is suitable for septic tank usage. <br /> b. Refuse, garbage and solid waste material must be stored, <br /> removed and transported to an approved landfill in <br /> accordance with San Joaquin County Ordinance. <br /> C. All waste from this operation shall be handled so as not <br /> to cause an odor or vector nuisance. Remove manure from <br /> premise every (7) days, or provide a manure management <br /> plan that is approved bay the RWQCB and accepted by the <br /> Environmental. Health Division. <br /> 4 . SAN JOAQUIN COUNTY COUNSEL: <br /> a. Pursuant to Section 66474 . 9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the <br /> local agency or its agents, officers, and employees from <br /> any claim, action, or proceeding against the local agency <br /> or its agents, officers, or employees to attack, set <br /> aside, void, or annul an approval of the local agency, <br /> advisory agency, appeal board, or legislative body <br /> concerning a subdivision, which action is brought within <br /> the time provided for in Section 66499 . 37 of the <br /> Government Code. <br />
