An Irrevocable Offer of Dedication to result in a 42-foot <br /> wide right-of-way from the centerline of Elliott Road to <br /> the property line shall be required across the frontage <br /> of Parcel 1. (Planning Title Section 9-9430, 9-9431) <br /> d. The frontage improvements for Elliott Road across Parcel <br /> 1 shall be constructed in conformance with the standards <br /> for one-half on an 84-foot right-of-way rural arterial <br /> road. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250. 00 <br /> fee currently is required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant <br /> Deed, legal description of Parcel 1 and an estimate. The <br /> estimate and legal description shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional <br /> fee of $100. 00 . ) (Planning Title Section 9-9430, 9-9433) <br /> e. All easements of record shall shown on Parcel Map. <br /> (Planning Title Section 9-9184) <br /> f. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411. 1) <br /> 3 . PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code must be performed <br /> prior to approval of the Parcel Map indicating that the <br /> area is suitable for septic tank usage. <br /> b. Refuse, garbage and solid waste material must be stored, <br /> removed and transported to an approved landfill in <br /> accordance with San Joaquin County Ordinance 2887 , <br /> Section 5-2400. <br /> d.
