<br /> PROJECT DESCRIPTION: A Use Permit application for a commercial stable for a maximum of 75 horses to be completed
<br /> in (5) five phases over 7.5 years utilizing 16,685 square feet of existing buildings and a riding arena and the addition of
<br /> 16,150 square feet of structures and a 8,000 square foot spectator area. Phase One, to be completed within 18 months,
<br /> includes the construction of four 880 square foot horse shelters, a 600 square foot restroom, and a 450 square foot
<br /> composting slab and sheds. Phase Two, to be completed within 36 months, includes the conversion of an existing 5,500
<br /> square foot ag storage building into a member lounge and shop with stalls and offices and the construction of (6) six 880
<br /> square foot horse shelters. Phase Three, to be completed within 54 months, includes the construction of(4)four 880 square
<br /> foot horse shelters and an 8,000 square foot spectator seating with a shade awning. Phase Four, to be completed within 72
<br /> months, to include 4 880 square foot horse shelters. Phase Five, to be completed within 90 months (7.5) years, includes 2
<br /> 880 square foot horse shelters.This property is under a Williamson Act contract.
<br /> The Property is zoned AG-40 Agriculture, 40-acre minimum and the General Plan designation is A/G General Agriculture.
<br /> PROJECT LOCATION: The project site is located on the west side of Elliot Road, 4,700 feet north of State Route 88,
<br /> Lockeford (APN/Address: 051-210-71, -72/20703 North Elliot Road, Lockeford) (Supervisorial District:4).
<br /> ENVIRONMENTAL DETERMINATION: A Negative Declaration may be proposed for adoption. Copies of the Initial Study
<br /> and proposed Negative Declaration will be available at the Community Development Department.
<br /> APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the
<br /> Community Development Department no laterthan March 7, 2018. Comments or recommendations received after that date
<br /> would not be used in staffs analysis and recommendation for this application. The County's Development Committee will
<br /> review this application on March 14, 2018.
