n n <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the subject property is zoned AL-5, limited agriculture with <br /> a minimum parcel size of five acres. This zoning designation "is intended to recognize <br /> and preserve areas that contain existing concentrations of small-scale agricultural <br /> operations and dwellings." <br /> Past Uses of the Site <br /> Per conversation with Mr. Culbertson, the Site was formerly a dairy farm. Based on <br /> aerial photographs available through the San Joaquin County District Viewer, it appears <br /> that vineyard was planted on the Site between 1998 and 2000. <br /> Existing and Proposed-Sep -tic Tank Usag e <br /> Existing Septic System <br /> Two septic systems exist on the Site, one for each of the residences. Both systems <br /> utilize leach lines and seepage pits. <br /> Proposed Septic System <br /> According to the proposed site plan, the renovated agricultural building will utilize a new <br /> septic system for a small restroom. <br /> On-Site Septic Permit History <br /> JTwo septic system installation permits were found for the on-site residences during file <br /> review at the San Joaquin County Environmental Health Department. In June 1997 a <br /> new system was installed at the 3-bedroom southern residence. The new system <br /> utilizes a 1,200-gallon tank, three 40-foot leach lines, and three 36-inch diameter by 25- <br /> foot deep sumps. In 1999, a new system was installed at a 4-bedroom manufactured <br /> home. The second system may utilize a 1,000-gallon tank, two 604bot leach lines, and <br /> four 3.5-foot diameter by 25-foot deep seepage pits; the text of the permit conflicts with <br /> the attached drawing of the system. <br /> No permits for water wells or septic system repairs were identified for the Site. All <br /> permits for the property are attached in Appendix 4. <br /> JExisting Septic Tank Usage in the Vicinity <br /> To determine the existing septic system usage in the area, our office counted septic <br /> systems that exist approximately one square mile surrounding the property. Air photo <br /> imagery from GoogleEarthTM was used. Each building cluster on the photo was <br /> assumed to have one septic system. Using this method, we determined that there is a <br /> minimum of 50 septic systems per square mile in the immediate vicinity of the Site. <br /> LOC E0915 Page 2 <br />
