E <br /> CONDITIONS OF APPROVAL <br /> PA-0400535 <br /> Orozco <br /> Site Approval Application No, P.A-0400635 was;approved;by, the San Joaquin County Community <br /> Development Department.on November 23, 2004 The effective date.of approval is December 3, <br /> 2004:: This approval will expire-on'June 4'i 2006, which is`18 rrronths;.fromAhe effective date of. <br /> approval, unless (1) all'Coriditions.of Ap''proval,have'been complied With;.(2) all necessary building'- <br /> permits <br /> uildingpermitshave.`been secured and remain.in force,and�(3) all necessary.permits from.other agencies <br /> have been secured and remain.in force. <br /> Unless otherwise specified,all'Conditions of'Approval`and.Ordinance.requirements shall be fulfilled <br /> j prior to the establishment of the.use.and;the issuance:of,.any building:permits. Those Conditions <br /> followed by a Section Number have been identified as'Ordinance requirenients pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Gillian Hayes 468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT'. The Site Plan <br /> required as.a part of the grading building permit must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan <br /> review. <br /> b. APPROVED USE: This approval is for agricultural truck parking of one (1)truck and two(2)trailers <br /> (Use Type: Agricultural Truck Parking)as shown on the Site Plan dated September 20, 2004. <br /> (1) Prior to the initiation of the Approved Use, the Building Permit for the Single Family Residence <br /> shall be fnaled. (Development Tibe Section 9-605.6[fK3}) <br /> c. COMPLIANCE DATE: Because this development is currently operating without the required <br /> permits,the following shall apply: <br /> (1) Grading Permit shall be submitted within the thirty(60)days from the effective date of approval. <br /> (2) All Conditions of Approval shall be completed within thirty (180) days of issuance of the grading <br /> permit. <br /> d. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> e. OWNER-OPERATOR RESIDENCE: The property shall contain the residence of the owner-operator <br /> of the trucks. (Development Title Section 9-605.6[f]{3}) <br /> f. EMPLOYEES: No employees, other than members of the owner-operator's immediate family, are <br /> allowed in the agricultural truck parking operation. (Development Title Section 9-605.6[f](4)) <br /> g. MAINTENANCE BUILDING: Only one accessory structure is allowed for maintenance and repair of <br /> the permitted trucks and trailers.
