t { <br /> Item No. 4 �" <br /> PC: 11-19-92 .t- <br /> UP-92-29 <br /> Page 5 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the Issuance of <br /> any building permits and prior to the Initiation of the use. <br /> This approval will expire eighteen (18) months from the effective date of the approval unless (1) all <br /> Conditions of Approval have been compiled with, (2) all necessary building permits have been <br /> secured and remain In force, and (3) all necessary permits from other agencies have been secured <br /> and remain In force. <br /> Those Conditions followed by-a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> vlll�� The apprcval.shall be for.the retail and wholesale sale of agricultural chemicals and <br /> fertilizers and Include the construction of sic 6,500-gallon liquid chemical storage tanks <br /> on a containment berm, two 32 ton portable dry storage bins, and the rental of <br /> application equipment, as indicated on the approved Site Plan. The approved use shall <br /> make use of existing buildings on the site. <br /> ('b-. Submit an Improvement Plan,prepared by a registered Civil Engineer,showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage runoff shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. Pond <br /> capacity calculations shall be submitted for approval. A Plan Check fee Is required. <br /> (Development Title Section 94884) <br /> {.`c. All parking spaces, driveways,and maneuvering areas associated with the approved use <br /> shall be surfaced and permanently maintained with base material and liquid asphalt, <br /> asphalt concrete, or Portland cement concrete to provide a durable dust free surface as <br /> determined by the Director. Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties. (Development Title Section 9-1015) <br /> All approved construction shall conform to the requirements of the Flood Prevention <br /> Ordinance. (Development Title Section 9-1605) <br /> Parking requirements: <br /> A minimum of 12 parking spaces shall be provided (Section 9-1015.3 of the <br /> Development Title).
