CONDITIONS OF APPROVAL <br /> MS-92-152 <br /> Dennis Ward <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire two(2) years from the date of approval unless, (1) all Conditions of Approval <br /> have been complied with, and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Parcel 1 and the remainder shall each contain a minimum of 10 acres. <br /> b. Parcel 1 and the remainder shall each have a minimum of 100 feet of frontage on <br /> Escalon-Bellota Road. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9-9112) <br /> b. The remainder shall be designated as 'Designated Remainder' on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,235.00 per single-family dwelling unin in the Escalon area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> d. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9- <br /> 9184) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code must be performed prior to recordation of the Parcel Map to indicate <br /> that the area is suitable for septic tank usage. (San Joaquin County Planning Title <br /> Section 10100) <br /> b. The existing private water wells shall be tested for the chemical Dibromochloropropane <br /> (DBCP) and nitrates prior to recordation of the Parcel Map.
