1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of 40 acres located at 1653 N. Escalon-Bellota Road, 0. <br /> Linden, California 95236. The project is in an agricultural community, and is zoned AG-40. <br /> The project parcel number is 093-140-07. <br /> Description of proposed development: The purpose of this project is to create one parcel and a <br /> "Designated Remainder" parcel. <br /> 1.13 Parcel Location Map: (See Appendix). 3, <br /> I.$Site Map: (See Appendix). zFJ <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The primary source of information of the historic use of this property is testimony of the current <br /> owner, Rodolfo Juarez. Mr. Juarez has owned the subject parcel for more than 10 years. The past and 12_ <br /> _ present uses have been a homesite and agriculture. There are no plans to change the usage at this time. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create / <br /> one parcel and a 'Designated Remainder" parcel. The home, as shown on the Tentative Map, <br /> already has a septic system installed. (See Appendix) \ <br /> 3.2 Site Septic Permit History: Research for on-site septic permits revealed a permit for this <br /> parcel. (See Appendix) <br /> 3.3 Discussion of on-site septic repair history: The onsite septic was a new installation in 2003. 3 <br /> Research did not show any permits for repair. 3 <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage pits. <br /> (See permits in Appendix.) <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and <br /> San Joaquin County Environmental Health Department records, the septic systems in this general <br /> area range in installation dates from 1987 to 2010. (Copies of permits are in appendix.) <br /> _ <br /> 3.6 Discussion of General Area Septic Tank Repair History: Repair history of the septic systems in <br /> this area reveals that the leach lines and seepage pits have resulted in consistent performance. (See <br /> Appendix.) <br /> 3.7 Description of Proposed or Expected Maximum (including second unit dwellings) septic <br /> tank usage on site. There is one home on site. There are no immediate plans for any more dwellings. 3 �) <br /> However, each parcel is entitled to a primary residence and a second unit dwelling.
