PA-0600516 AND <br /> REZONE RECLASSIFICATION APPLICATION PA-0600517 OF SANGUINETTI <br /> i INVESTMENTS (CIO DILLON AND MURPHY) (APN/ADDRESS: 187-130-10, 06; <br /> 4.391 S. ESCALON BELOTTA ROAD, FARMINGTON) <br /> The applicant has submitted the above referenced General Plan Map Amendment to amend the <br /> General Plan designation of a portion of one parcel consisting of 2.16 acres from RIR (Rural <br /> Residential) to C/RS (Rural Service Commercial) and Zone Reclassification application to rezone <br /> the same 2.16 acre parcel from R-R (rural Residential) to C-RS (Rural Service- Commercial). <br /> } <br /> A portion of the parcel is zoned C- <br /> RS and has a General Plan designation of CIRS. The parcels are <br /> in the rural unincorporated community of Farmington. <br /> There is an underlying project (PA-0600171) previously submitted and currently on hold pending <br /> approval of this application. The underlying project under consideration by the applicant is a gas <br /> station and mini market(Use Type: Gasoline Sales-Combination), Previously the site contained a <br /> gas station and a residence, which have since been removed. The site is currently vacant. <br /> Surrounding Land Uses <br /> The parcels to the north, south west and east of the proposed project site have a General Plan <br /> designation of RIR and are zoned R-R. To the east of the proposed project site is S. Escalon <br /> Bellota Road and to the south of the proposed project site is State Route 4 Hwy. <br /> Basis for General Plan Amendment <br /> Development Title Section 9-803.4 states that prior to approving an application for a General Plan <br /> Amendment, the Planning Commission and Board of Supervisors shall determine that the internal <br /> consistency of the General Plan is maintained in the adoption of the Amendment. The proposed <br /> amendment must.be consistent with various General Plan goals, policies, objectives and <br /> implementation measures. <br /> The Community Development Department has reviewed the above-referenced application and has <br /> the following comments: <br /> 1 <br />
