E <br /> i <br /> CONDITIONS OF APPROVAL <br /> j <br /> Murphy <br /> i LA-95-27 <br /> ki <br /> Lot-Line Adjustment Application No. LA-95-27 was approved by the San Joaquin County <br /> Development Department on August 24, 1995, which is the effective date of a Community <br /> - approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of <br /> E. a Notice of Lot Line Adjustment. <br /> !i This appravai will expire on February 22, 1995, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> �a Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT <br /> 0 <br /> a. NOTICE OF LOT LINE ADJUSTMENT: A'Notice of Lot Line Adjustment"s <br /> � . I hall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> �I exchanged shall be submitted to the Surveyor's Division for review and forwarding to the <br /> EI Community Development Department. The legal descriptions shall be re <br /> ' p pared, stamped and <br /> �1 signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyor's Act, or a Licensed Land Surveyor. <br /> b. WILLIAMSON ACT CONTRACT: An application for a California Land Conservation Contract(also ' <br /> known as the Williamson Act) shall be filed prior to recording the Notice of Lot Line Adjustment. <br /> Legal descriptions reflecting the new parcel configurations shall be submitted with the application. <br /> The fee for filing of this application is currently $257.00. <br /> C. ACCESS: Parcels 2 and 12 shall access Escalon-Bellota Road via 25-foot wide fee strips abutting <br /> adjacent property lines. <br /> 2. PUBLIC WORKS DEPARTMENT h <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is required. (New <br /> legal description shall be submitted to Surveyor's Office for review.) <br /> b.
