Of these residential parcels, nine <br /> will contain 3-plexes, 12 will contain 4-plexes, 22 will contain 5-plexes, 8 will contain 6-plexes, and 7 will <br /> contain 7-plexes. A total of 303 condominium units are proposed.The project will achieve a residential <br /> density of 13.7 units per acre,which is within the Master Plan density of 12-14 units per acre. Four floor <br /> plans will be offered: Plan 1 will contain 1,218 square feet, Plan 2 will contain 1,475 square feet, Plan 3 will <br /> contain 1,623 square feet, and Plan 4 will contain 1,630 square feet. With the exception of Plan 1,all floor <br /> plans will feature 3 bedrooms, 2%baths,and a 2-car garage. Plan 1 will feature 2 bedrooms,2'/:baths,and <br /> a 1-car garage. Two recreational facilities are proposed: a recreation center featuring a multi-purpose <br /> building and srowpoalrand a tot lot area providing play equipment for 2-5 year-olds. In addition to <br /> creating the residential lots for condominiums, the subdivision would create private street lots and open <br /> space lots that would be maintained by a Home Owners Association. <br /> PROJECT LOCATION: The project is located at the southwest corner of De Anza Boulevard and Central <br /> Parkway, immediately east of Estes Way and north of the Mountain House Creek Community Park in <br /> Mountain House. (Supervisorial District 5) <br /> ENVIRONMENTAL DISCUSSION: The project was initially considered at a program level of review as part <br /> of the Mountain House Villages E and G Project Expanded Initial Study, SCH 2003042093("Expanded <br /> Initial Study'). The Expanded Initial Study evaluated the development of all of Neighborhoods E and G, <br /> including an assessment of the potential environmental impacts resulting from the construction of 312 <br /> Residential, Medium-High density(R/MH)units on the site of the proposed project. The Expanded Initial <br /> Study concluded the following: <br /> • All potentially significant impacts have already been addressed in the original 1994 Final <br /> Environmental Impact Report(SCH No. 90020776)for the Mountain House Master Plan and <br /> Specific Plan I("Master EIR"); <br /> • There are no new mitigation measures that are required for the development of Neighborhoods E <br /> and G; <br /> • The Master EIR continues to remain valid; and <br /> • The development of Neighborhoods E and G is a subsequent project within the scope of the Master <br /> EIR. <br /> Subsequent to the preparation of the Expanded Initial Study, an Initial Study has been prepared specifically <br /> for the project. The Initial Study confirmed that the Master EIR continues to remain valid and that the project <br />
