CONDITIONS OF APPROVAL <br /> MS-92-172 <br /> John Teresi <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the <br /> Parcel Map. <br /> This approval will expire two (2)years from the date of approval unless (1) all Conditions of Approval have <br /> been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance <br /> requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a Parcels 1 and 2 shall each contain a minimum of 10 gross acres. (Development Title <br /> Section 9-610.2) <br /> b. Parcels 1 and 2 shall each have a minimum frontage of 150 feet. (Development Title <br /> Section 9-610.4) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,235.00 per single-family dwelling unit in the Lockeford area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90304 & R-91-1025) <br /> C. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> d. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of the Uniform Fire Code Section 10.207, San <br /> Joaquin County Standards, F-1 a, F-1 b, and F-1 c, and the Clements Fire District prior to <br /> issuance of the building permit. (Development Title Section 9-1145.5) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code must be performed prior to recordation of the parcel map to indicate <br /> that the area is suitable for septic tank usage. (Planning Title Section 10100) <br /> b. Construct an individual sewage disposal system under a permit and inspection by the <br /> Environmental Health Division at the time of development.
