VAMW .... <br /> I . INTRODUCTION <br /> Dillon & Murphy has been retained by John Teresi to <br /> perform a soil suitability study for the Teresi property located <br /> on the southeast corner of State Highway 88 and 12 and Atkins <br /> Load, APN 019-260-27 , Clements , CA. The purpose of the study is <br /> to determine the suitability of the property for septic tank <br /> usage. The study was performed according to the requirements of <br /> Section 10100 of San Joaquin County Development Code . <br /> II . PROPOSED DEVELOPMENT <br /> The property is currently zoned Al-10 and consists of a <br /> 20 . 00 acre parcel ( see attached map) . It is proposed to divide <br /> the parcel equally from the northerly boundary to the southerly <br /> boundary . There are no existing structures or operational septic <br /> systems on the parcel . The proposed split is being done as a <br /> minor subdivision to create an additional homesite . There are no <br /> other proposed changes in land use at this time. <br /> IIT . PRESENT AND PAST USE OF THE SITE <br /> The entire property is currently used as grazing land and, <br /> according to the present owner, has always been used for grazing. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> As mentioned previously there are no existing structures <br /> on this property. Any future homes will be serviced by separate <br /> septic systems . These systems generally consist of a septic tank <br /> and leach lines . Some systems also utilize pits . <br /> There are existing single-family residences adjacent to <br /> the northeast boundary of the proposed project along State <br /> Highway 88 . The single family residences are located on Walnut; <br /> Street and Almond Street. There are approximately 14 single <br /> family residences on the two streets . These residences are <br /> currently on individual septic systems . Environmental Health <br /> Division records of permits associated with septic systems on <br /> these two streets were examined to assist in defining past septic_, <br /> usage. A total of six permits associated with addresses adjacent <br /> to the project were found in these records . The permit <br /> information obtained from these records is summarized below. <br />. 1 <br />
