i. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin ' County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: (1) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24). (2) Provide office facility. f .(3) Provide a copy of the Soils Report to the Building Inspection Division. (4) The Construction Plans shall indicate the following.- A. ollowing:A. Provide parking for the physically disabled. The space(s) shall be located as close as a possible to the primary entrance (C.C.R., Title'24). B. Provide identification signs for the parking space(s) including the "tow away" sign at each entrance or visible from each space (C.C.R,, Title 24).' C. The slope of a parking space shall not exceed 114 inch per foot (C.C.R., Title 24). D. Provide one van parking space. E. Fire Sprinklers are required in F1/S1 occupancy where-floor area exceeds 12,000 square feet or more than three stories. (903.2.3) 2. DEPARTMENT OF PUBLIC WORKS Staff Contact: Bill DuBois 468-3000 a. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and ri payable at the time of building permit application. The fee currently is $775.00 per 1,000 gross square feet of building designated as Manufacturing in the Lockeford area. The fee shall be automatically adjusted'July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R-00-433) b. The Regional Transportation Impact Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee currently is $830.00 per 1,000 gross square feet of building designated as Manufacturing. The fee is based on the current schedule. (Resolution R-06-38) c. A copy of the Final Site Plan shall be submitted prior to the release of building permits. d. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has met the requirements of the Waste Plan Format for Development Projects, The Final Site Plan is required upon submittal of verification. e. Dischargers whose projects disturb one or more acres of soil or whose projects disturb less than one acre but are part of a larger common plan of development that in total disturbs one or more acres are required to obtain coverage under the General Permit for Discharges of Storm Water Associated with Construction Activity (Construction General Permit 99-08-DWQ). Construction activity subject to this permit includes clearing, grading, and disturbances to the ground such as stockpiling or excavation but does not include regular maintenance activities performed to restore the original line, grade, or capacity of the facility.
