i. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> ' County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24). <br /> (2) Provide office facility. <br /> f <br /> .(3) Provide a copy of the Soils Report to the Building Inspection Division. <br /> (4) The Construction Plans shall indicate the following.- <br /> A. <br /> ollowing:A. Provide parking for the physically disabled. The space(s) shall be located as close as <br /> a <br /> possible to the primary entrance (C.C.R., Title'24). <br /> B. Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space (C.C.R,, Title 24).' <br /> C. The slope of a parking space shall not exceed 114 inch per foot (C.C.R., Title 24). <br /> D. Provide one van parking space. <br /> E. Fire Sprinklers are required in F1/S1 occupancy where-floor area exceeds 12,000 square <br /> feet or more than three stories. (903.2.3) <br /> 2. DEPARTMENT OF PUBLIC WORKS Staff Contact: Bill DuBois 468-3000 <br /> a. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> ri payable at the time of building permit application. The fee currently is $775.00 per 1,000 gross <br /> square feet of building designated as Manufacturing in the Lockeford area. The fee shall be <br /> automatically adjusted'July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. (Resolution R-00-433) <br /> b. The Regional Transportation Impact Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $830.00 per 1,000 <br /> gross square feet of building designated as Manufacturing. The fee is based on the current <br /> schedule. (Resolution R-06-38) <br /> c. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> d. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met the requirements of the Waste Plan Format for Development Projects, The Final Site Plan is <br /> required upon submittal of verification. <br /> e. Dischargers whose projects disturb one or more acres of soil or whose projects disturb less than <br /> one acre but are part of a larger common plan of development that in total disturbs one or more <br /> acres are required to obtain coverage under the General Permit for Discharges of Storm Water <br /> Associated with Construction Activity (Construction General Permit 99-08-DWQ). Construction <br /> activity subject to this permit includes clearing, grading, and disturbances to the ground such as <br /> stockpiling or excavation but does not include regular maintenance activities performed to restore <br /> the original line, grade, or capacity of the facility. <br /> Conditions of Approval - 3 _ <br /> PA-0800048 <br /> F <br />
