V
5. The use is compatible with adjoining land uses.
This finding can be made because the proposed use will not interfere with nor alter the
current land uses on adjacent properties. The properties surrounding the project site are
zoned AG-40 and are being used for agricultural purposes.
Williamson Act Compatibility Principles
(1)The use will not significantly compromise the long-term productive agricultural capability of the subject
contracted parcel or parcels or on other contracted lands in agricultural preserves.
This finding can be made because the proposed use is for the production of food, and is
an agricultural use as defined in the Williamson Act.The proposed expansion will not
impact the long-term productive agricultural capability of other contracted lands in the
agricultural preserves.
(2) The use will not significantly displace or impair current or reasonably foreseeable agricultural
operations on the subject contracted parcel or parcels or on other contracted lands in.agricultural
preserves. Uses that significantly displace agricultural operations on the subject contracted parcel or
parcels may be deemed compatible if they relate directly to the production of commercial agricultural
products on the subject contracted parcel or parcels or neighboring lands, including activities such as
harvesting, processing, or shipping.
This finding can be made because the use will not significantly displace or impair current
or reasonably foreseeable agricultural operations on the subject contracted parcel or
parcels or on other contracted lands in agricultural preserves. The proposed use is for the
processing of agricultural products on the contracted parcel.
(3)The use will not result in the significant removal of adjacent contracted land from agricultural or open-
space use. In evaluating compatibility a board or council shall consider the impacts on noncontracted
reserves_
lands in the agricultural preserve or p
• This finding can be made because the proposed use, agricultural processing-food
manufacturing, will encourage continued and expanded agricultural uses in the area.
Therefore it will not result in the significant removal of adjacent contracted land from
agricultural or open-space use. Additionally, the land on the parcel, including the
agricultural land to the south, is in the Stockton clay map unit of the Soil Survey of San
Joaquin County, California issued October 1992. This map unit is in capability units Its-5
(MLRA-17), irrigated, and IVs-5(MLRA-17), nonirrigated. It is in vegetative soil group C.-
San
:San Joaquin County PA-08000481Cortopassi
Community Development Page 7
