C <br /> i <br /> CONDITIONS OF APPROVAL <br /> LA-94-52 <br /> Bregman <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to the <br /> recordation of the Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. A "Notice of Lot Line Adjustment" shall be recorded prior to conveyance of property <br /> through deeds by the owner. Legal descriptions of the lands to be exchanged shall be <br /> submitted to the Surveyor's Office for review and forwarding to the Community <br /> Development Department. The descriptions shall be stamped and signed by a <br /> Registered Civil Engineer or a Licensed Land Surveyor. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is required. <br /> A new legal description shall be submitted to the Surveyor's Office for review. <br /> (Development Title Section 9-872.4) <br /> b. The new legal description must reflect correct distances with qualifiers to avoid overlaps <br /> or gaps. <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. Open, pump, and backfill the septic tank, seepage pit, or excavation under permit and <br /> inspection by the Environmental Health Division. (Development Title Sections 9-1110.3 <br /> and 9-1110,4) <br /> b. Prior to the issuance of any building permits, sewer facilities shall either be bonded for <br /> or be in place, as evidenced by a letter from the serving entity. (Development Title <br /> Section 9-1100.3(d)) <br /> C. Connect to an approved public water supply system (Lockeford Community Service <br /> District).
