CONDITIONS OF APPROVAL <br /> PA-02-180 <br /> Jackpot Food Mart <br /> Site Approval Application No. PA-02-180 was approved by the San Joaquin County Community <br /> Development Department on June 14, 2002. The effective date of approval is June 24, 2002: This <br /> approval will expire on December 24, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> I <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled l <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. I <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. APPROVED USE: This approval is to permit off-premises liquor sales at an existing gas <br /> station/convenience store as shown on the Pian dated April 25, 2002 (Use Types: Gasoline Sales- <br /> Combination& Liquor Sales-Off Premises). <br /> b. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> c. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be } <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties.(Development Title Section 9-1015.5[e]) <br /> (2) A minimum of fifteen (15) parking spaces shall be provided, including one (1) van accessible <br /> space. The accessible space shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). (4 spaces are required for every 1,000 feet of building area. 0.67 spaces are <br /> required for every employee.) (Development Title Section 9-1015.3) <br /> (3) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> e. LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided.
