I offer the following
comments: I
i
TRAFFIC
Traffic along Hwy. 88 has become increasingly heavy and dangerous during morning and
evening rush hour and on weekends and holidays. Attempting to cross traffic to make a left tum i
from Sierra heading east on 88 is difficult and often dangerous- In addition, the traffic signal
installed at Tully/88 often backs up vehicles well beyond Siena Drive during peak traffic flows.
I
With the proposed project, 1 am concerned that the additional left turn movements for new
residents heading toward Stockton(heading west)will worsen an already unsafe condition at this
intersection. i
OAK TREES
Lots 8 through 20 and 144 have Oak trees on them. Will the project proponent be required to
preserve those that are in healthy or moderately healthy condition? Has an Arborist's report been
prepared? How many of the existing trees will be removed to construct the backyard fence or for
foundation pad construction for these lots?
OPEN SPACE
With an increase in population in our community little has been done to provide any public open
space. This subdivision will generate approximately 500 residents. Enforceable by the
Subdivision Map Act, typically most public agencies require at least three(3)acres of park land '
per 1000 people. Will the County require that this project provide for its own open space needs?
At 3 acres per 1000 a subdivision of this size typically would have to dedicate and improve at
least 1.5 acres. Through an owner's association, this subdivision could maintain such an open
space area.
Thank you for the opportunity to review this document.
VICTOR MACHAI)O
I.
13800 Oak Point Drive
Lockeford, CA 95237
209-727-3554
i
