The Final Map shall substantially conform with the approved tentative <br /> map dated September 28, 2006, <br /> b. LOT SIZE AND WIDTH: the following lot size and width regulations shall apply to this <br /> map: <br /> (1) The average lot width for all lots in this proposed subdivision shall be equal to or <br /> greater than the minimum lot width required (60 feet). (Development Title Section 9- <br /> 310.4[a][11) <br /> (2) Individual corner lots shall not have a lot width of less than 50 feet. (Development <br /> Title.Section 9-310.4[a][2] <br /> (3) All parcels shall have a minimum lot area of 8,000 square feet. COMMON AREAS: Common areas shall either be maintained through an agreement with <br /> the Lockeford Community Services District or through a Homeowners or Property Owners <br /> Association. <br /> d. RECIPROCAL EASEMENT AGREEMENT: Prior to approval of the Final Map, the <br /> Reciprocal Exchange/Easement and Property Agreement must be recorded. <br /> e. TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance: <br /> (1) The following note shall be placed on the Final Map and also shall be recorded as a <br /> separate instrument: <br /> A. The removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall <br /> require lan approved improvement Plan application.
