r <br /> CONDITIONS OF APPROVAL <br /> SA-96-36 <br /> Tang <br /> Site Approval Application No. SA-96-36 was approved by the San Joaquin County Community <br /> Development Department on May 27, 1998. The effective date of approval is June 6, 1998. This <br /> approval will expire on December 6, 1999, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as Ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance i <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler Martin, 468-3144) <br /> a. APPROVED USE:`This approval is for the conversion of 720 square feet of an existing mini- <br /> mart to a full service restaurant. <br /> b. IMPROVEMENT PLAN: Submit an"Improvement Plan". The Site Plan required as a part of <br /> the Improvement Plan must show drainage, driveway access details (including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the <br /> "SITE PLAN CHECK LIST" for details). A fee is required for the Site Plan review. <br /> (Development Title Section 9-884) <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building. <br /> permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. PARKING: A minimum of 2 additional parking spaces are required, for a total of 32 parking <br /> spaces (10 spaces are required for every 1,000 feet of full service restaurant building area; _ <br /> .67 spaces are required for every employee). (Development Title Section 9-1015.3) <br /> e. ORIGINAL CONDITIONS OF APPROVAL: The original Conditions of Approval for Site <br /> Approval No. SA-94-36 (approved February 3, 1995) continue to apply, with the above <br /> modifications. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (See the attached memo from Public Works dated May 8, <br /> 1998.) <br /> .3.
