CONDITIONS OF APPROVAL <br /> PA-1200146 (MS) <br /> REYNOLDS PACKING CO. CORP./BAUMBACH & PIAZZA <br /> Minor Subdivision Application No. PA-1200146 was approved by the San Joaquin County <br /> Community Development Department on January 9, 2013. The effective date of approval is January <br /> 19, 2013. This tentative map approval will expire on January 19, 2016, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: John Funderburg,468- <br /> 3160) <br /> a) TENTATIVE MAP: The Parcel Map shall substantially conform with the approved Revised Tentative <br /> Map dated December 10,2012- <br /> b) RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map: <br /> i) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c) LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> i) Parcel One and the Designated Remainder shall have a minimum lot width of 330 feet, <br /> measured at the front yard setback line. (Development Title Section 9-610.4) <br /> ii) Parcel One and the Designated Remainder shall have a minimum lot area of 40.0 gross acres. <br /> (Development Title Section 9-610.2) <br /> d) ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> i) A proposed 25-foot wide private easement for access to the Designated Remainder, along <br /> Parcel One, shall be shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> ii) The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> (1) At the time of non-agricultural development of the Designated Remainder, the entire length <br /> of the Private Right-of-Way for the Designated Remainder shall be constructed and <br /> maintained to the standards required by the California Fire Code and applicable San <br /> Joaquin County Improvement Standards.
