John L.Funderburg 2 <br /> Community Development Department <br /> PA-1200146(MS) <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. The remainder parcel shall be designated and labeled as "Designated Remainder" on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 4. A twenty-five-foot(25')wide proposed private access and utility easement shall be provided for the benefit <br /> of the"Designated Remainder. The requirement for this easement shall be noticed by a statement on the <br /> Parcel Map and by a recorded Notice of Minor Subdivision Restriction. The statement shall read as <br /> follows: <br /> We also hereby make an irrevocable offer to provide a 25-foot wide private access and utility easement <br /> across Parcel I for the benefit of the"Designated Remainder",upon conveyance of Parcel 1 and/or the <br /> "Designated Remainder"to another party. Said easement is not created by this map. <br /> 5. The limits of the Mokelumne River and the extents of the Federal Emergency Management(FEMA)and <br /> Central Valley Flood Protection Board designated floodways shall be referenced on the Parcel Map in <br /> accordance with Section 66434.2 of the Subdivision Map Act. <br /> Informational Notes: <br /> (i) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9, Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br /> issuance. As an example, these requirements may include raising the finish floor elevation one foot above <br /> the expected flood level and/or using flood resistant materials. <br /> (ii.) A Central Valley Flood Protection Board encroachment permit will be required for all work done along <br /> the limits of the Mokelumne River lying within the"Designated Remainder"including but not be limited <br /> to,the River's levee and the area within fifteen feet(15')of the levee toe. <br /> (iii.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit.
