A minimum ten-foot-wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route 88, shall be installed across the developed portion of the project site. The <br /> strip shall be continuous except where crossed by driveways and walkways. The golf <br /> course may be used to satisfy this requirement. The parking area shall be landscaped. <br /> Landscape details shall be consistent with Development Tttle Chapter 9-1020 and be <br /> included on the Improvement Plan. <br /> i <br /> h. Any outdoor trash bins shall be kept in an enclosure with solid masonry walls on three <br /> sides and gated on the fourth side. (Development Title Section 9-1022.4{e}{3}) <br /> i. Any parking lot lighting shall be installed according to the requirements of Section 9- <br /> 1015.5{g} of the Development Title. All lighting shall be designed to confine direct rays <br /> to the premises. No spillover beyond the property lines shall be permitted except onto <br /> public thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. The driving range and golf course shall be designed and constructed to keep golf balls <br /> within the range area and golf course, respectively. Design details shall be included on i <br /> the Improvement Plan. <br /> k. The use of herbicides, fertilizers, and other chemicals associated with the operation and <br /> maintenance of the facility shall be managed to prevent movement from the project area i <br /> 1. There shall be no outside storage of vehicles or equipment associated with the operation <br /> or maintenance of the approved facility. Storage shall either be within an enclosed <br /> structure or inside a fenced and screened outdoor storage area. In the case of the latter, <br /> a six-foot-high fence and landscape screening elements shall be included on the <br /> Improvement Plan. <br /> M. No material excavated during construction of the approved facility shall be removed from <br /> the site. <br /> n. The use and development of the site shall be consistent with applicable requirements of <br /> the County's Tree Preservation Ordinance. (Development Title Section 9-1505) <br /> o. The removal of existing buildings on the site shall be under permit and inspection of the <br /> Building Inspection Division. <br /> P. All new landscaping shall be planned to create a water efficient landscape. (Development <br /> Title Section 9-1020.3(x)(2)) <br /> 2. (Development Title Section 9-860.4) <br /> b. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$1,638.00 per <br /> 1,000 gross square feet of building designated as 'Service Commercial" or$234.92 per <br /> daily trip-end generated in the Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record.
