Goehring Estate <br /> Unless otherwise specified, all the Conditions of Approval and Ordinance Requirements shall be <br /> fulfilled prior to the Issuance of any building permits and prior to the Initiation of the use. <br /> This approval will expire IS months from the effective date of the approval unless (1) all Conditions <br /> of Approval have been complied with, (2) all necessary building permits have been secured and <br /> remain In force, and (3) all necessary permits from other agencies have been secured and remain <br /> In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy, 468-3142) <br /> G4 <br /> a. This approval shall be for the establishment of a 170-acre public golf course and a 12- <br /> acre driving range on a 182-acre portion of a 325-acre site. The approved project shall <br /> include the construction of a 6,000-square-foot clubhouse and a 5,000-square-foot <br /> maintenance facility, as well as the use of existing structures for a 4,500-square-foot golf <br /> cart storage building and a 1,000-square-foot headquarters building. <br /> b. Submit an Improvement Pian, prepared by a registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage shall be consistent with Chapter 9-1135 of the Development <br /> Title. A pian check fee will be required. (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All parking spaces, <br /> driveways, and maneuvering areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and liquid asphalt, asphalt concrete, or Portland <br /> cement concrete to provide a durable, dust-free surface. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. (Development Title <br /> Section 9-1015.5) <br /> d. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> e. Automobile parking shall be provided as follows: 144 spaces for the golf course, 1 space <br /> per tee on the driving range, 3.3 spaces per 1,000 square feet (professional services) in <br /> the headquarters building, 4 spaces per 1,000 square feet (intermediate retail) in the <br /> clubhouse building, and .67 space per each employee on the largest employment shift. <br /> The size and location of the parking spaces and aisle and driveway widths shall be <br /> consistent with the requirements of Chapter 9-1015 of the Development Title and be <br /> included on the Improvement Plan. <br /> f. A maximum of two advertising signs, only one of which may be a free-standing sign, shall <br /> be permitted for the approved use (Development Title Section 9-1710.41a}{7}). Sign <br /> details shall be consistent with Chapter 9-1710 of the Development Title and be included <br /> on the Improvement Plan. <br /> Conditions of Approval - 1 - UP-94-2 <br />
