SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> I so as not to be visible from adjacent properties and public rights-of-way. Screening-shall be six <br /> € (6).to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards,or <br /> I in front of main buildings. (Development Title Section 1022:4[d][2]} <br /> i <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: D. Trueman Phillips, 468-3000) <br /> A. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$650.00 per 1000 gross square feet of <br /> building designated as Manufacturing in the Lockeford area. The fee shall be'automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. (Resolutions R-00-433) <br /> b_ A copy of the Final Site Plan shall be submitted prior to release of building permits. <br /> c. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met requirements of the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification. <br /> i <br /> d. A State National Pollutant Discharge Elimination System (NPDES)Construction Permit of Intent shall <br /> be filed with the State Water Resources Control Board if over one acre of total ground is disturbed by <br /> a construction project. <br /> 3. ENVIRONMENTAL HEALTH DEPARMENT(Staff Contact: Lisa Medina, 468-3455) <br /> a. Prior to issuance of building permits, the applicant shall provide the Environmental Health <br /> Department with a detailed schematic drawing that shows the existing and proposed winery waste <br /> stream conveyances. A Plan Check fee of$186.00 shall be collected at the time of submittal to the <br /> Environmental Health Department per the Board of Supervisors Resolution 90-620. <br /> b. Prior to issuance of building permits, the applicant shall provide documentation to the Environmental <br /> Health Department that the City of Lodi will take additional winery waste(see previous letter dated <br /> May 2, 2003). Should that disposal service not be available, then an approved winery waste <br /> disposal facility will need to provide the Environmental Health Department with written <br /> documentation. <br /> c. Prior to the issuance of building permits, the applicant shall prepare a public notification to be posted <br /> continuously, in regard to the above, the maximum contaminant level for nitrates for water being <br /> utilized at this facility.
