'
Spanos Property Page 4
Our Project Number: LGS090501
January 30, 2009
/A hotel with approximatelC6rooms is proposed for the sit . The hotel is expected to have an
estimated three to five (3 m o ees. The se
tion is estimated to have
approximately 200 clients and four (4) emp oy es per day. Three (3) small short order
restaurants are proposed for the site. Each food facility is estimated to have approximately five
(5) employees and 200 customers per day. Five (5) commercial/retail buildings are proposed for
the site, ranging from 3,300 to 21,000 square feet. Each of the buildings will have an estimated
one to two (1 to 2) employees and 227 parking spaces available for clientele.
Our office conducted a recent review at the San Joaquin Public Utilities Department in Stockton
of the annual water meter readings from several local commercial businesses which are similar
to the proposed facilities on the Site. The rates presented from the references provide general
guidance but do not always reflect a match in:usage. Careful examination,.professional
judgment, and experience are necessary to select a reasonable flow rate estimate.
Please note that the summer month flow meter readings have been subtracted from the annual
average to deduct the water associated with irrigation on site,.(water which does not enter the
septic system). The small hotels were contacted for verification of annual occupancy during the
time period-of the collected water records. The hotels reported an average of 25 percent
occupancy; therefore the average number for the proposed'hotel on site has been modified to
reflect these circumstances. -
These flow numbers should not be used for septic system design purposes. Typically, use
estimates for-the sizing of septic systems include a peak use factor, whereas the numbers
discussed here are based on long-term averages.
Table 1.#
Estimated Quanti of Wastewater from Typical Projects
Number of Total
Commercial Facility Average Daily Units Average
-Flow (gal) On Site Daily Flow
Gallons
Small Hotel 1,095 gpd x 1 = 1 095
E: Office Building 100 gpd x 5 = 500
Gas Station 400 gpd x 1 = 400 .
"Short Order Restaurant 350 gpd x 3 = 1,050
Long , rm Average Daily Flow 3,045 gallons per day
from/proposed osed Site
/The average total nitrogen concentration of domestic waste water is normally considered to be
20-85 mg/L-N with 35 to 45 mg/L-N being typical (Crites and Tchobanoglous, 1998). It is
estimated that commercial use will have higher concentrations of total nitrogen when compared
to residential-use. It is estimated that the average concentration for total nitrogen in waste
water for the hotel aspect of the project is near residential use, approximately 45 mg/L-N over
the long term. The service station and commercial/retail aspect of the project is approximately
85 mg/L-N over_be-long term, and the short order restaurant will have a concentration near
approxima ly 60 mgL N
902 Industrial Way■Lodi,CA 95240.209.367.3701 •Fax 209.369.4228 02007 Neil O.Anderson&Associates,Inc
