GOEHRING TRUST (CIO LYLE GOEHRING) (APN: 051- <br /> 250-10) (ADDRESS: 17754 N. STATE ROUTE 88 HIGHWAY, <br /> LOCKEFORD) <br /> The applicant has submitted the above referenced General Plan Map Amendment pre- <br /> application to amend the General Plan designation of a 14.81-acre parcel from AIG <br /> (General Agriculture) to C/FS (Commercial Freeway Services) and a Zone <br /> Reclassification from AG-40 (General Agriculture, 40-acre minimum)to C-FS <br /> (Commercial Freeway Service). The probable underlying uses include a Site Approval <br /> application for a Gasoline Station (Use Type: Gasoline Sales-Combination), and a Site <br /> Approval application for a Modular Home Sales Lot (Use Type: Equipment Sales and <br /> Repair-Leisure). There is an existing Single Family Dwelling and an existing Pump Shop <br /> (Goehring Pump & Irrigation Inc)currently on the parcel. <br /> r <br /> Surrounding Land Uses <br /> i <br /> The parcels to the north and east have a General Plan designation of AIG (General <br /> Agriculture) and are zoned AG-40 (General Agriculture, 40-acre minimum). The parcels <br /> to the west have a General Plan designation of 1/L (Limited Industrial) and A/G (General <br /> Agriculture) and are zoned AG-40(General Agriculture, 40-acre minimum) and AU-20 <br /> (Urban Agriculture, 20-acre minimum). The parcel directly to the south has a General <br /> Plan designation of AIG (General Agriculture) and is zoned AG-40 (General Agriculture, <br /> 40-acre minimum). The parcel less than 100 feet south of the project site has a General <br /> Plan designation of C/FS (Freeway Service Commercial) and AIG (General Agriculture) <br /> and is zoned C-FS (Freeway Service Commercial) and AG-40 (General Agriculture, 40- <br /> acre minimum).
