The land grades gently to the west. According to San Joaquin County Community Development Department, the Site is zoned AG-40 or R-R. The AG-40 zone is general agriculture, nu. imum parcel size 40 acres. This zoning designation "is established to preserve agricultural lands for the continuation of commercial agriculture enterprises" (wtvw.co.san-joaquin.ca.us;2005).The-R-R zone is rural residential..This _ zoning designation "is intended to provide for large lot rural homesites within or adjacent to existing Rural Communities. Lots will general have sufficient area to allow for individual water supply, sewage disposal, and storm water drainage, but not to support significant commercial agriculture" (www.co.san-joaquin.ca.us, 2005). f1.2 Proposed Development According to Mrs. Biglieri,zpersonal communication March 21, 2005, she wishes to open a produce and pie stand. The stand will require a restroom for.the guests-and the employees.
