The project consists of subdividing an existing 21.19 acre parcel into 8 rural residential lots of 2 acres, 1 commercial lot of 2 acres. and 1 lot for storm drainage of 0.67 acres. The project is located at the soutliwest comer of State Route 88 and Atheam Street in Clements. f The project will require the conversion of open-space agricultural lands,natural lands, and multi- purpose open space lands. San Joaquin County is a signatory to the San Joaquin County .Mult.i- ' Species Habitat Conservation and Open Space Plan(SJMSCP), and is such should condition the project applicant(s)to participate in'the SJMSCP. ' Participation in the SJMSCP sati.s.fees rcgWrcments of both the state and federal endangered : species acts,and ensures that the impacts axe mitigated below a level of significance in compliance with the California Environmental Quality Act(CEQA).
