�� KLEINFELDER <br /> 1 SUMMARY <br /> A Phase I Environmental Site Assessment (ESA) was conducted for Clements Oakridge Estates <br /> LLC, of the approximate 21-acre property located at 18327 East State Highway 88 in Clements, <br /> California. The 'subject site is composed primarily of vacant field. One abandoned brick <br /> building, approximately 20 feet by 50 feet was noted near the southwestern portion of the site. In <br /> summary, Kleinfeider's assessment revealed potential recognized environmental conditions that <br /> may have affected the subject site: <br /> • On properties ': Vith a history of agricultural use, many underground pipelines may exist. It <br /> was common for said pipelines to contai a e..g. Transite pipe). <br /> • Because of the historical agricultural use of the site, environmentally persistent pesticidQs <br /> maybe present. Soil sampling and analysis can be conducted if desired by the client. <br /> • According to aerial photographs and an interview conducted with Mr. dim Shannon (property . <br /> owner), the abandoned brick building is believed to have been built prior to the 1980's. It is <br /> possible that this structure could contain.as e t s containing building materials al»t_dLoJead <br /> _basedap ints.. An asbestos survey for the structure was conducted by Kleinfelder and is <br /> included as a s' parate report. <br /> • The northern, Lastern, and western p ortions of the site are located within oak woodland. <br /> According to a map provided by the client, several elderberry bushes (Sambucus spp.) are <br /> noted within tlilese areas. <br /> A wooden debris pile (southeastern portion of the site) and two piles of metal debris <br /> (southeastern and western portions of the site) were noted onsite. <br /> II <br /> • A pit, approximately four feet in diameter and feet deer, was noted in the southeastern <br /> I portion of_th z-Ac. <br /> • The Kathryn Bull Property, located approximately 100 feet west of the site, appears on the <br /> HIST UST database due to two underground storage tanks. <br /> E li <br /> Kleinfelder's findings are discussed in Chapter 8 of this report. This report is subject to the <br /> limitations in Chapter 2.
