Willmann APN: 019-240-52 <br /> INFORMATION : <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> 2nd Street has an existing right-of-way width of 50 feet, and a <br /> planned right-of-way width of 50 feet . <br /> State Route 88 has variable existing right-of-way width, and <br /> planned variable right-of-way width. <br /> RECOMMENDATION : <br /> 1 . An Improvement Plan, showing drainage , driveway access <br /> details, on-site parking, existing and proposed utility <br /> :services, and grading, shall be submitted to the Department <br /> of Public Works for approval . <br /> (Planning Title Section 9-10002 ) <br /> 2 . The Traffic Impact Mitigation Fee will be required for this <br /> development ( retail sales portion ) . The fee is due and <br /> payable at the time of building permit application. (The fee <br /> currently is $4 ,687 .00 per 1 ,000 gross square foot of <br /> building as "Retail Service" in the Lockeford area. If there <br /> is no building permit required, the fee will be exempt. The <br /> fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record . ) <br /> (Resolution R-90-304 ) <br /> 3 . Encroachment permit shall be required for work within road <br /> right-of-way . ( Streets and Highway Title Section 10-3103 ) <br />
