} <br /> � l <br /> - i <br /> CONDITIONS OF APPROVAL <br /> MS-01-7 <br /> Kemalyan <br /> Minor Subdivision Application No. MS-01-7 was approved by the San Joaquin County Community <br /> Development Department on May 15, 2001. The effective date of approval is May 25, 2001. This <br /> tentative map approval will expire on May 24, 2004, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Jeff Fisher,468-9653) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved Tentative Map <br /> dated February 2,2001. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of fifty (50) feet, measured at the front yard setback <br /> line. (DevelopmentTitle Section 9-010.4) <br /> c. DEMOLITION PERMIT:All structures located within the right-of-way of the proposed Blossom Court <br /> shall be demolished. <br /> d. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of public water mains(Appendix III-A <br /> of the Uniform Fire Code). <br /> (2) Fire protection systems shall be installed according to Article 10 of the California Fire Code and <br /> the appropriate standards and guides adopted in Chapter 35 of the California Building Code and <br /> the California Electrical Code. <br /> (3) .Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (4) This planning application will require a fire access road to be completed before the County <br /> Surveyors office will file the map for record. Please contact Fire Prevention at 209-468-3380 to <br /> schedule an inspection of the completed road. <br /> (5) If parking is to be desired on the proposed roadway,the minimum finished width small be 36 feet <br /> for parking on both sides and 28 feet for parking on one side only. If there is to be parking on <br /> one side only, the other side shall be posted "NO PAKING -- FIRE LANE," and the curbs, if <br /> installed,shall be painted red. <br /> Conditions of Approval - 1 - MS-01-7 <br />
