(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Blossom Court, shall be installed across the frontage of the project site. <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. (Development Title Section 9-1020.) <br /> (3) Storage areas for trash shall be screened so as not to be visible from adjacent properties and <br /> public rights-of-way. Screening shall be six(6)to seven (7)feet in height.Outside storage is not <br /> permitted in front yards, street side yards, or in front of main buildings. (Development Title <br /> Section 1022.4[d)[2]) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the northern <br /> property line of"Lot B" (Minor Subdivision application No MS-01-071Tentative Map dated May 7, <br /> 2001). UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20-feet from a property line shall be of 1-hour, fire-resistive construction. <br /> Openings will not be permitted less than 5-feet and protected less than 10-feet. <br /> (2) Buildings less than forty (40) feet between walls may require a 1-hour fire wall system on one <br /> wall unless it is possible to group two or more together and not exceed the allowable area for the <br /> particular type of construction. The area may also be controlled by use of 2-hour separation <br /> walls. <br /> k. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> Conditions of Approval -2 - SA-01-16 <br />
