Lighting <br /> details shall be included on the Improvement Plan. <br /> h. A minimum of nine (9) automobile parking spaces shall <br /> be provided for the approved use and shown on the <br /> Improvement Plan. Parking spaces shall be surfaced and <br /> permanently maintained with base material of <br /> appropriate depth and asphalt concrete or Portland <br /> cement concrete to provide a dust-free surface. The <br /> size and location of the parking spaces shall be <br /> consistent with the requirements of Chapter 9-1015 of <br /> the Development Title. The required parking spaces <br /> shall be installed prior to issuance of the Certificate <br /> of occupancy. <br /> i. A maximum of two (2) advertising signs shall` be <br /> permitted for the approved use; only one of which may <br /> be a freestanding sign. Sign details shall_. be <br /> consistent with Chapter 9-1710 of the Development Title <br /> and be shown on the Improvement Plan. The Improvement <br /> Plan shall include approval from the appropriate <br /> agencies for signs located in the right-of-way of State <br /> Route 88 and the easements along the frontage of the <br /> project site. <br /> j . Approved permits for underground fuel storage tanks ; <br /> shall be required from the San Joaquin County Fire <br /> Prevention Bureau, the Mokelumne Fire District, and i <br /> Public Health Services prior to approval of the <br /> Improvement Plan and issuance of the Business License. <br /> k. The Improvement Pian shall include approvals from the <br /> appropriate agencies holding easements along the <br /> frontage of the project site. <br /> 1. A minimum ten (10) foot wide landscaped strip, <br /> respecting the ultimate right-of-way width of State <br /> Route 88, shall be installed across the frontage of the <br /> project site prior to issuance of the Certificate of <br /> Occupancy. The strip shall be continuous except where <br /> crossed by driveways and walkways. All areas not used <br /> for buildings, parking, driveways, walkways, or other <br /> permanent facilities shall be landscaped. Landscape <br /> details shall be consistent with Development Title <br /> Chapter 9--1020 and be included on the Improvement Plan. <br /> I <br />
