(3) The parking area shalt be landscaped as specked in Section 9-1020.6 of the <br /> Development Title and as shown on the approved Site Plan. The parking area <br /> shall be provided with a minimum of five percent (5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. <br /> Trees shall be planted, evenly spaced throughout the parking lot. (Development <br /> Title Section 9-1020.6) <br /> (4) Landscaping details shall be consistent with the requirements of Chapter 9-1020 <br /> of the Development, be shown on the Site Plan, and installed prior to issuance <br /> of the Certificate of Occupancy for the first of the two approved buildings that is <br /> constructed. <br /> i. TRASH ENCLOSURE: The approved buildings shall be provided with an enclosure for <br /> the storage of trash bins. The enclosure shall be constructed with solid masonry walls <br /> an three sides and gated on the fourth side. .Details shall be included on the Site Plan. <br /> j. OUTSIDE STORAGE: There shall be no outside storage permitted as a part of this <br /> approval. <br /> k. FENCING: The Site Plan shall include all existing and. proposed fencing/screening <br /> details. Details shall be consistent with the provisions for commercial fencing and <br /> screening contained in Chapter 9-1022 of the Development Title. The height of all fencing <br /> within twenty (20) feet of the west property line shall be no higher than three (3) feet. <br /> I. SIGNAGE: A maximum of two advertising signs shall be permitted for each separate <br /> commercial use in the approved buildings (Development Title Section 9-1710.2{a}). Only <br /> one freestanding sign shall be permitted for the subject parcel. (Development Title <br /> Section 9-1710.4{a}{4}{A}) Sign details shall be consistent with Chapter 9-1710 of the <br /> Development Title and be included on the Site Plan. All portions of any sign shall be set <br /> back a minimum of five (5)feet from any future right-of-way line, including any corner cut- <br /> off (snipe). (Development Title Section 9-1710.2{gl) <br /> M. LIGHTING: Any security or parking lot lighting shalt be installed according to the <br /> requirements of Section 9-1015.5{g} of the Development Title. All lighting shall be <br /> designed to confine direct rays to the premises. No spillover beyond the property lines <br /> shall be permitted, except onto public thoroughfares, provided, however, that such light <br /> shall not cause a hazard to motorists.
