(3) The parking area shalt be landscaped as specked in Section 9-1020.6 of the Development Title and as shown on the approved Site Plan. The parking area shall be provided with a minimum of five percent (5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. Trees shall be planted, evenly spaced throughout the parking lot. (Development Title Section 9-1020.6) (4) Landscaping details shall be consistent with the requirements of Chapter 9-1020 of the Development, be shown on the Site Plan, and installed prior to issuance of the Certificate of Occupancy for the first of the two approved buildings that is constructed. i. TRASH ENCLOSURE: The approved buildings shall be provided with an enclosure for the storage of trash bins. The enclosure shall be constructed with solid masonry walls an three sides and gated on the fourth side. .Details shall be included on the Site Plan. j. OUTSIDE STORAGE: There shall be no outside storage permitted as a part of this approval. k. FENCING: The Site Plan shall include all existing and. proposed fencing/screening details. Details shall be consistent with the provisions for commercial fencing and screening contained in Chapter 9-1022 of the Development Title. The height of all fencing within twenty (20) feet of the west property line shall be no higher than three (3) feet. I. SIGNAGE: A maximum of two advertising signs shall be permitted for each separate commercial use in the approved buildings (Development Title Section 9-1710.2{a}). Only one freestanding sign shall be permitted for the subject parcel. (Development Title Section 9-1710.4{a}{4}{A}) Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from any future right-of-way line, including any corner cut- off (snipe). (Development Title Section 9-1710.2{gl) M. LIGHTING: Any security or parking lot lighting shalt be installed according to the requirements of Section 9-1015.5{g} of the Development Title. All lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted, except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. Lighting details shall be included on the Site Plan. 2. DEPARTMENT OF PUBLIC WORKS: See attached memo dated October 23, 1995. 3.
