kn KLEINFELDER
` An employee owned company
File No. 35025.GOI
October 10, 2003
Ms. Bonnie Cassel
18850 E. Stampede Road
Clements, CA 95227
Subject: SOIL SUITABILITY AND NITRATE
LOADING STUDIES
PA-03-270 (SA)
PROPOSED COFFEE SHOP
18945 AND 18961 E. STATE ROUTE 88
CLEMENTS, CALIFORNIA
Dear Ms. Cassel:
Kleinfelder is pleased to present the results of our soil suitability and nitrate loading studies for
18945 and 18961 E. State Route 88 in Clements, California. The Assessor's Parcel Numbers of
the property are 019-240-16 and —17; a map showing the project location is attached. The
purpose of our study was to determine the suitability of the property for septic tank usage. The
study was performed in general accordance to the requirements of Section 9-101009 of San
Joaquin County Ordinance. The following includes background information regarding the
proposed development, past and present use of the site, existing septic tank performance and
permitting, and the groundwater conditions in the project area. In addition, discussions regarding
our investigative procedures and the site conditions encountered during our field exploration and
the results of percolation tests are presented. Finally, our project limitations are provided.
SITE DESCRIPTION I PROPOSED DEVELOPMENT
We understand-the subject 0.42-acre project site is, zoned CR-S (Rural Service Commercial).
The relatively level site is currently vacant and covered with low grasses and weeds. A single-
family residence was reportedly located on the site until about 2 years ago, at which time it was
burned down in a training exercise for the Clements Fire Department. There are no structures,
driveways, waterways, trees, etc., on the site. We understand that an 800 square foot drive-
through coffee shop building is planned for the eastern portion of the site with the western
portion containing parking areas and leach field areas. No known existing septic systems are
located on the property. Permits are on file with San Joaquin County:Environmental Health
Department (SJCEHD) for the destruction of a septic system and two wells on the property.
PRESENT AND PAST USE
Based on information provided to us by Ms. Cassel, we understand that the site had contained a
single-family residence until the vacant house was burned down about two years ago.
