3 .
EXISTING LAND USE
The existing parcel , except for the existing homesite , outbuildings ,
and roads , is currently planted in vinyard . Previous usage may
have been grazing land.
SOILS
Soils data was obtained from "SOIL SURVEY OF SAN JOAQUIN COUNTY,
CALIFORNIA" , issued October, 1992 •
Parcel 1 .
The soils map indicates that the soil type for parcel 1 is Ramoth
sandy loam.
Typically, the topsoil is a light brown sandy loam. The subsoil changes
from brown sandy loam to a reddish sandy clay loam to a brown coarse
sandy loam.
Parcel 2 .
The soils map indicates that for parcel 2 the westerly portion is
Ramoth sandy loam and the easterly portion is Kingdon fine sandy
loam.
Kingdon consists of a brown fine sandy loam topsoil with subsoil
consisting of fine sandy loam and sandy loam varying from brown
to gray in color.
CONCLUSIONS
Based on test results and the past performance of the existing
septic system , it is my opinion that the subject property is
suitable for use of the existing or proposed future septic systems .
The maximum depth for dry wells (pits ) is 25 feet per San Joaquin
County ordinance . Since the depth to groundwater is 150± feet based
on San Joaquin County Flood Control District ' s semi-annual groundwater
report, dry wells (PITS) are well above the maximum groundwater
elevation.
Based on this information, the existing and future proposed
systems should not adversly affect the groundwater quality in
the area.
