4 <br /> CONDITIONS OF APPROVAL <br /> LA-01-27 <br /> Watts <br /> Lot Line Adjustment Application No.LA-01-27 was approved by the San Joaquin County Community <br /> Development Department on June 6,2001,which is the effective date of approval. , <br /> Unless otherwise specified,all Ordinance requirements shall be compiled with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on December 6, 2002, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Tentative Map <br /> dated May 1, 2001. d <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped,and signed by a <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act,or a Licensed Land Surveyor.(Development Title Section 9-872.4) <br /> c. STORAGE BUILDINGS: The storage buildings shall meet the following conditions: <br /> (1) The storage building that crosses the proposed property line shall be removed by obtaining a <br /> demolition permit from the Building Inspection Division. The demolition permits shall be finaled <br /> prior to recording the Notice of Lot Line Adjustment. <br /> (2) The existing storage building on Parcel 1 shall be a minimum of 10 feet from the proposed <br /> property line. If the building shall house animals,it shall be a minimum of 40 feet from the <br /> proposed property line. <br /> d. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirementwili be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed property fine shall be at least 20 feet from the existing storage building. <br /> 2.
