DV-97-2 OF CHEVRON PRODUCTS COMPANY <br /> (C/O RHL DESIGNING GROUP) LOCATED ON THE SOUTH SIDE OF <br /> STATE ROUTE 88 (WATERLOO ROAD) APPROXIMATELY 150 FEET <br /> OF PICCOLI ROAD NORTHEAST STOCKTON; APN: 101-021-53 <br /> (SECOND SUPERVISORIAL DISTRICT) <br /> i <br /> ----------------------------------------------------------------- <br /> The proposed application is for a combination gasoline sales and <br /> food mart with an accessory car wash to replace the existing <br /> gasoline sales facility. This site approval application also <br /> includes a request to modify the sign standards for area <br /> requirements in the C-FS zone. The maximum area provided for in <br /> the code for the gasoline sales sign is 30 square feet. The <br /> existing sign is approximately 80 square feet. The wall signs on <br /> the building and canopy total approximately- 114 square feet. The <br /> maximum square footage is 80 square feet. The deviation request <br /> is to deviate the side yard setback from 20 ' to 121 . A Deviation <br /> application is also required for the rear yard setback from 20 ' <br /> to -171 -3 1/211 . This will require an amended application and <br /> renoticing. <br /> The General Plan for the property is commercial freeway service. <br /> The zoning for the property is also freeway service commercial. <br /> The Chevron gas station is located on a portion of a 5. 7 acre <br /> site. The shape of the site is a parallelogram that has <br /> approximately 240 ' of frontage and is 208.76 feet on the adjacent <br /> side. There is currently an active tentative map number MS-93- <br /> 134 , that includes the Chevron site as Lot 1 of a commercial/ <br /> industrial subdivision for 13 lots plus a remainder. The site <br /> configuration generally conforms to the tentative map. The use <br /> type is Gasoline Sales - Combination which is permitted in the <br /> Freeway Service (C-FS) Commercial Zone subject to an approved <br /> Site Approval application. <br />
