1 <br /> FINDINGS <br /> In accordance with Section 9-17.4 (j ) of Chapters 9-1710 Sign <br /> Standards the findings for Modification of Requirements for Site <br /> Approval Application No. SA-97-33 are as follows: ! <br /> 1. The proposed signs are consistent with the size of the <br /> facility and related structures, the location of the public <br /> access to the development, and other signage of the <br /> vicinity: i <br /> This finding can be made because although the 114 square I <br /> feet for the building and canopy signs exceeds the code <br /> .maximum requirement of 80 square feet. The signs are ! <br /> consistent with the size of the facility and related <br /> structures, the location of public access to development and <br /> other signage in the area. There is only one sign on the <br /> .building that identifies it as a "Food Mart" and a second ! <br /> sign that is open for 24 hours. These two signs total 29. 3 <br /> square feet. . There are also two signs on the building that <br /> say "We Appreciate Your Business" that total 18 square feet. <br /> There is only one sign for the car wash identifying the <br /> structure as a ."car wash" that totals 18. 2 square feet. The <br /> • canopy has minimal signage. There is the Chevron logo that <br /> fronts on Waterloo Road that totals 8. 6 square feet and the <br /> word "Chevron" on the east and west sides of the canopy for <br /> a total of 17. 1 square feet. The logos on the spanners on <br /> the 6th pump locations total 22 . 8 square feet. The area <br /> along Waterloo Road is already heavily signed. The signing <br /> for this development is generally with consistent or less <br /> than other signing in the area. <br /> 2 . The height, size and number of the proposed signs are the <br /> minimum required to identify and drag the public to the <br /> activities, services and products available to the site. <br /> This finding can be made because of the 114 square feet. <br /> Approximately 65 square feet provide information and <br /> direction to services. <br /> Because the findings can be made, signage for SA-97-33 shall <br /> be permitted in accordance with the sign plans submitted <br /> with the site plan dated May 12 , 1997 . However, the sign <br /> located in the median needs to be replaced to be consistent <br /> with the sign standards for gasoline sales which requires <br /> that the area not exceed 30 square feet. <br />
