1 FINDINGS In accordance with Section 9-17.4 (j ) of Chapters 9-1710 Sign Standards the findings for Modification of Requirements for Site Approval Application No. SA-97-33 are as follows: ! 1. The proposed signs are consistent with the size of the facility and related structures, the location of the public access to the development, and other signage of the vicinity: i This finding can be made because although the 114 square I feet for the building and canopy signs exceeds the code .maximum requirement of 80 square feet. The signs are ! consistent with the size of the facility and related structures, the location of public access to development and other signage in the area. There is only one sign on the .building that identifies it as a "Food Mart" and a second ! sign that is open for 24 hours. These two signs total 29. 3 square feet. . There are also two signs on the building that say "We Appreciate Your Business" that total 18 square feet. There is only one sign for the car wash identifying the structure as a ."car wash" that totals 18. 2 square feet. The • canopy has minimal signage. There is the Chevron logo that fronts on Waterloo Road that totals 8. 6 square feet and the word "Chevron" on the east and west sides of the canopy for a total of 17. 1 square feet. The logos on the spanners on the 6th pump locations total 22 . 8 square feet. The area along Waterloo Road is already heavily signed. The signing for this development is generally with consistent or less than other signing in the area. 2 . The height, size and number of the proposed signs are the minimum required to identify and drag the public to the activities, services and products available to the site. This finding can be made because of the 114 square feet. Approximately 65 square feet provide information and direction to services. Because the findings can be made, signage for SA-97-33 shall be permitted in accordance with the sign plans submitted with the site plan dated May 12 , 1997 . However, the sign located in the median needs to be replaced to be consistent with the sign standards for gasoline sales which requires that the area not exceed 30 square feet.
