a
3. Each of the contiguous properties have "cross property" vehicular access. Denial of this deviation
request would severely hinder the "privilege" of cross site circulation that these properties enjoy.
The additional site signage requested to label the car wash and food mart exceed the 80 square foot
maximum for attached signage in the freeway commercial zone. However, the proposed signage
plan is designed to compliment it's surroundings. Unlike other properties in the immediate
vicinity, the proposed signage plan has no oversized or aging banners, which give an "added-on"
appearance.
4. The distance between the proposed car wash and the adjacent Subway Sandwich Shop is greater
than forty feet, as measured parallel to Waterloo Road. This distance is greater than the combined
side yard setbacks required by the zoning ordinance and, therefore, enhances the "open look"
desired in the freeway commercial zone.
The extensive development of this site with new dispensers, a new canopy, a new food mart, a new
car wash and enhanced landscaping will create a favorable impression of the County in this vicinity
and substantially increase convenience for the freeway motorist.
The style and character of the "Food Mart" and "Car Wash" signage is in keeping with the relaxed
feeling desired by the San Joaquin County General Plan for the Freeway Commercial Zone. This
minimalist signage does not bombard the passing motorist with loud and large fields of bright
colors.
FAPROJEC nCM849121SETBACKDOC
I
