The distance between the proposed car wash and the adjacent Subway Sandwich Shop is greater <br /> than forty feet, as measured parallel to Waterloo Road. This distance is greater than the combined <br /> side yard setbacks required by the zoning ordinance and, therefore, enhances the "open look" <br /> desired in the freeway commercial zone. <br /> The extensive development of this site with new dispensers, a new canopy, a new food mart, a new <br /> car wash and enhanced landscaping will create a favorable impression of the County in this vicinity <br /> and substantially increase convenience for the freeway motorist. <br /> The style and character of the "Food Mart" and "Car Wash" signage is in keeping with the relaxed <br /> feeling desired by the San Joaquin County General Plan for the Freeway Commercial Zone.
