CONDITIONS OF APPROVAL <br /> PA-02-213 <br /> Harman Management <br /> Site Approval Application No. PA-02-213 was approved by the San Joaquin County Community <br /> Development Department on July 12, 2002. The effective date of approval is July 22, 2002. This <br /> approval will expire on January 21, 2004, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of'any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley,468-3161) <br /> i <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Pian required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details (including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE:This approval is for a sixty-five (65)foot tall illuminated pole sign with a maximum <br /> face area of 220 (10'x 22') square feet. The following walls signs shall be permitted per elevation: <br /> (1) North Elevation: <br /> (a) A maximum of 100 square feet of wall signs <br /> (2) East Elevation: <br /> (a) A maximum of 167 square feet of wall signs <br /> (3) South Elevation: <br /> (a) A maximum of 86 square feet of wall signs ' <br /> (4) West Elevation: <br />` (a) A maximum of 254 square feet of wall signs <br /> c. SETBACKS: All portions of a sign shall be setback a minimum of five (5) feet from future right-of- <br /> way lines, including corner cut-off (snipe), and shall not block pedestrian or vehicle rights-of-way. <br /> (Development Title Section 9-1710.2[g]) <br /> 2.
