The frontage improvements for Wifmarth Lane shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way Local Residential Street with vertical curbs. <br /> 5. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. These Improvement Plans and Specifications <br /> are subject to plan check and field inspection fees and must be approved by the County of <br /> San Joaquin Department of Public Works prior to issuance of the building permit and shall be <br /> included in the encroachment permit application. <br /> (Development Title Section 9-910.2) <br /> 6. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $1,109 per <br /> 1,000 gross square foot of building as Service Commercial in the Stockton area. The fee <br /> shall be automatically adjusted July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record.) <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 7. The Water Supply Facilities impact Mitigation Fee will be required for this development.. The <br /> fee is due and payable prior to issuance of the building permit. The fee currently is $333 per <br /> 1,000 gross square foot of building as Service Commercial. The fee shall be automatically <br /> increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 8. A traffic study shall be prepared to determine the impacts and mitigation measures of the <br /> State Highway Route 88 and Wilmarth Lane intersection and the access locations. <br /> The developer shall deposit funds with the County for all costs, as estimated by the <br /> Department of Public Works Public Facilities Division, prior to Department of Public Works <br /> preparing or contracting for the required study. Any mitigations required by the traffic study <br /> shall be provided by the applicant. <br /> (Development Title Section 9-1150.4) <br /> 9.
